Coil Cleaning in Aliso Viejo, CA

What coil cleaning actually involves in Aliso Viejo homes

A dirty evaporator coil fails quietly. Airflow drops and suction pressure falls. Then the coil starts to ice. Ice means liquid refrigerant reaching the compressor. That is a compressor failure, not a cleaning bill. On the outdoor side, a blanketed condenser raises head pressure and cooks the contactor and capacitor. Waiting turns a maintenance task into a parts job.

Most loading here comes past the filter, not through it. The 1990s and 2000s tracts use one large central return, undersized and high velocity. Air sneaks around the filter edge at the grille. That bypass dust lands on the upstream face of the A-coil and packs between the fins. Attic horizontal air handlers make it worse, since leftover builder drywall dust and loose insulation fiber ride the return.

Access decides the job. Many attic units have no coil access panel at all. The plenum gets cut open. The coil is cleaned in place or pulled. Then the sheet metal gets resealed with mastic and screws. Condenser coils near the coast carry salt film, so rinsing runs inside-out at low pressure to avoid folding fins.

Check your own coil face with a flashlight before calling. If fins look gray and matted, cleaning helps. If they are green with corrosion or the coil leaks, cleaning will not restore capacity.
