Air Duct Cleaning FAQ — Aliso Viejo, CA
Common questions from homeowners in Aliso Viejo and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often does a house in Aliso Viejo actually need the ducts cleaned?
Most homes here land somewhere around every five to seven years. What shortens that interval is local: Santa Ana events from September through December push fine inland dust and wildfire smoke through the canyons and straight into attic ductwork, and the May-June marine layer leaves overnight humidity in a system that sat idle all winter. Pets, a recent remodel, or a furnace that has never been opened up move it sooner. If nobody has pulled a register cover since the house was built in the 1990s, it is time.

Walk me through the job from the time you arrive.
We start at the air handler, which in this city is almost always in the attic or an upstairs closet, and we look at the plenum, the trunk drops, and the condition of the flex before quoting anything. Then we seal off the supply and return registers, connect a negative-air vacuum to the trunk line, and agitate each run with a rotary brush or air whip so the debris travels to the machine instead of into your living room. Sheet-metal plenums get hand-wiped. We finish by re-seating boot connections we disturbed and showing you the before and after at a couple of registers.

How much of my day does this take?
A two-story tract home with one system usually runs three to four hours. Attached townhomes and condo units with a smaller register count often finish faster. Two systems, a long attic run to a far bedroom, or ductwork that has to be navigated around storage will push it toward a full day. We give you a realistic window when we see the layout, not a guess over the phone.

Why would my neighbor's bill be different from mine?
Register count is the biggest driver. A four-bedroom two-story on the Wood Canyon side has far more drops than a two-bedroom garden condo. Second systems cost more because a second air handler means a second full setup. Attic access matters too: a tight scuttle hole, low clearance over the back bedrooms, or runs buried under blown insulation all add labor. Condition counts as well, since original builder flex with torn jackets and crushed bends takes more care than duct that was replaced ten years ago. The estimate is free and you approve a fixed number before we open anything.

Do you shift my furniture, and what does the house look like after?
We only move what sits directly on top of a register, and we put it back. Floor protection goes down on the path between the front door, the stairs, and the attic access. The vacuum runs on negative pressure the whole time, so dust leaves through the hose rather than settling on your floors. Attic work does drop some insulation fibers near the hatch, and we vacuum that before we leave.

My airflow is bad in one room. Is that a duct issue or something else?
Dryer vent symptoms stay at the dryer: clothes needing two cycles, a hot laundry room, lint showing up around the door seal. HVAC symptoms show up at the registers, usually as one bedroom that never cools while the rest of the house is fine. In homes of this age that single weak room is often a crushed flex run or a compressed radius bend in the attic rather than dirt. We check both, and if it is a mechanical problem we will tell you that instead of selling you a cleaning that will not fix it.

Suppose there is mold growing inside the system. Then what?
We stop and show it to you with a camera or a photo before anything else happens. Around here it usually turns up at the evaporator coil, in the drain pan, or on insulation near a boot that collected condensation during the June marine layer. Light surface growth on hard sheet metal can be cleaned and treated with an EPA-registered antimicrobial. Growth inside porous flex jacket or anything widespread is a remediation job, and we refer that out rather than paint over it.

Is a fresh filter part of the service?
Yes. Putting a loaded filter back into a system we just cleaned makes no sense, so we install a new one in standard sizes at no extra charge. We work on Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment and carry filters that fit the common cabinets in this housing stock. Oversized media cabinets or an odd aftermarket size may need to be ordered, and we will tell you on site. We also show you where the filter lives, which matters when the air handler is up an attic ladder.

Can someone come out today?
Often, yes. We hold open slots each day for same-day calls, and mornings fill first during the May through October cooling season. Call early and we will tell you straight whether today is realistic or whether tomorrow morning is the honest answer. Santa Ana weeks in the fall get busy, so the window tightens then.

Where do you work besides my neighborhood?
Aliso Viejo is home base, including the townhome and garden-apartment inventory as well as the detached tract homes on the bench between Aliso and Wood Canyons. We cover the surrounding southern Orange County, California communities on the same routes. Every property here is slab-on-grade with no basement and no crawlspace, so the work happens in the attic or at an upstairs closet, and our trucks are set up for that. Tell us your cross streets and we will confirm coverage.
